How to use this tool
Enter purchase price, rent, maintenance spending and interest in consistent KRW units. Define deductible costs consistently before comparing several properties on the same basis.
Results and examples
For a KRW 100 million price, monthly rent of 600,000 less 50,000 maintenance and 150,000 interest leaves 400,000. Annualizing to 4.8 million gives 4.8%; a tenant deposit is not included.
Limitations
- Vacancy, acquisition costs, repairs, tax, insurance and principal repayment are not included automatically.
- Appreciation, deposit financing and return on equity are not calculated.
