How to use this tool
Choose home value or desired-loan direction and enter prior secured debt in KRW. Record the selected preset and cap checkbox because changing either alters restrictions beyond the ratio itself.
Results and examples
The worksheet subtracts prior debt from 70% of value and applies the selected cap. Reverse-calculated value may still fail to support the desired loan because of that cap; it is not purchase eligibility.
Worked example
A KRW 800 million value with no prior debt gives KRW 560 million by ratio, below a KRW 600 million cap.
Limitations
- First-buyer eligibility, move-in duties, designations and current price-band caps need review.
- DSR, appraisal, tenant deductions and lender restrictions are excluded.

No. Amount caps and income underwriting also matter.
